The Indian state of Maharashtra has implemented a new requirement mandating Aadhaar authentication for the registration of immovable property documents, effective from October 1. This measure aims to bolster identity verification processes and curb fraudulent activities in property transactions.
The mandate affects 63 categories of registrations, including transactions related to property sales, purchases, mortgages, and partition deeds. According to Revenue Minister Chandrashekhar Bawankule, the initiative is designed to reduce incidents of impersonation, minimize fake documentation, and decrease human intervention in the registration process.
Individuals who do not possess an Aadhaar number must provide proof that they have applied for one and submit alternative government-issued identity documents. The information provided will undergo verification before any property transaction is finalized.
Special provisions have been established for minors and specific eligible groups. Notably, children who do not have an Aadhaar number will not be excluded from benefiting from property registration processes solely due to the absence of the identification number.
The Maharashtra government has emphasized that this system is intended to improve the security, transparency, and efficiency of property registrations across the state, aiming to create a more reliable infrastructure for all parties involved in property transactions.
